80016 is Aurora's new frontier — subdivisions from the 90s through the 2010s stretching toward the Aurora Reservoir, with the E-470 tollway as the spine. Furnaces here are mostly 10 to 20 years old: past the honeymoon, entering the years where igniters, flame sensors, and control boards start their failure parade. The good news is these are straightforward systems to service. The bad news is most homeowners here have never had a real tune-up, because nothing's broken yet.

Cooling is the bigger story.
