Most companies advertise a "21-point tune-up" and show you zero of the points. Here's our entire checklist — the same one the tech works through at your house, and the same one we leave on your table when we're done.
Fall visit — furnace
The 21-point furnace tune-up.
Takes 60–90 minutes. Anyone in and out in 20 minutes didn't do 21 points. Every point is marked PASS / FLAGGED on your copy.
- Combustion analysis — CO and O₂ readings in the flue
- Carbon monoxide safety test at the supply registers
- Heat exchanger visual inspection (cracks = shutdown + replacement quote)
- Hot-surface igniter — resistance test and condition
- Flame sensor — clean, test microamp draw
- Burner assembly — clean and inspect flame pattern
- Gas valve operation and manifold pressure check
- Blower motor — amp draw vs. nameplate rating
- Blower wheel — clean if airflow is restricted
- Capacitor test (blower + inducer)
- Inducer / draft motor operation
- Flue and venting — proper slope, no blockages or corrosion
- Condensate drain and trap — clear and flowing (high-efficiency units)
- Air filter — inspect; replace if you have one on hand (filter cost separate)
- Return and supply airflow / temperature rise measurement
- Thermostat calibration and heat-cycle test
- Electrical connections — tighten, inspect for heat damage
- Safety controls test — limit switch, rollout switch, pressure switch
- Cabinet and duct connections at the unit — seal minor gaps
- System cycle test — full heat call, verify shutdown sequence
- Written report — every point marked, flagged items quoted in writing
Spring visit — AC
The AC tune-up checklist.
Same philosophy in May: every point published, every point marked, report left on your table.
- Refrigerant levels — superheat/subcooling vs. manufacturer spec
- Electronic leak check at common failure points
- Condenser coil — clean for proper heat rejection
- Evaporator coil — inspect (clean if accessible without major disassembly)
- Capacitor test (compressor + fan)
- Contactor — inspect contacts, test operation
- Compressor amp draw vs. rated load
- Condenser fan motor — amp draw and bearing check
- Blower motor and wheel — amp draw, cleanliness
- Condensate drain — clear, test float switch
- Air filter — inspect; replace if you have one on hand
- Supply/return temperature split (target 16–22°F)
- Thermostat calibration and cool-cycle test
- Electrical connections — tighten, inspect for heat damage
- Disconnect and whip — condition check at the outdoor unit
- Refrigerant line insulation — intact, no UV damage
- Duct connections at the air handler — seal minor gaps
- System cycle test — full cool call, verify shutdown sequence
- Written report — every point marked, flagged items quoted in writing
What a tune-up is not
The fine print, up front.
- Not a repair visit. If the tune-up finds a failed part, the repair is quoted separately — in writing, before work.
- Filter not included. We inspect it and tell you the exact size; replacements are TBD if you want us to supply one.
- Coil cleaning beyond the checklist (heavy buildup requiring chemical cleaning) is quoted separately.
- One system per tune-up. Second system? Ask about multi-system pricing: TBD.

Every tune-up carries the No-Heat Winter Guarantee: if your furnace fails within 90 days of our tune-up, the return diagnostic is free.
A tune-up that doesn't prevent breakdowns is theater. This is us betting our own labor that ours works.

We show you, quote the repair in writing, and you decide. No pressure — the tune-up report is yours either way, and the diagnostic fee is already covered.
Is the filter included in the tune-up?
We inspect it and tell you the exact size to buy. If you'd like us to supply one, it's TBD.
